Crack Sealing
Crack sealing is a very important component and the first defense in any asphalt maintenance plan.  Effective crack sealing keeps water from entering and weakening the base or sub-base. It helps preserve the pavement adjacent to the cracks; prevents sand, stone, and dirt from making its way into open cracks causing compressive stresses; and extends pavement life by minimizing crack growth.  Proper attention to cracks will prevent problems from spreading and double the life of the pavement. Pavement repair in the early stages of deterioration will pay big dividends later by delaying costly resurfacing. 

It is generally recommended that alligator areas be removed and replaced rather than sealed.  Crack sealing, along with seal coating, is one of the most important cost effective measures you can take to keep future costly asphalt repairs to a minimum.

Seal coating
Seal coating is one of the most important elements of a pavement maintenance program.  Asphalt is an extremely porous substance, susceptible to damage by rain, sunlight and chemicals such as fuel, oil and gasoline.  Left unprotected, asphalt will fade, soften and pit (especially where it is exposed to gasoline and motor oil), and eventually crumble, requiring major repair. Properly seal coated asphalt surfaces are protected by providing a durable coating that safeguards against the elements, and also against oil, salt and vehicle traffic.

Seal coating covers all the asphalt with two layers of a coal tar pitch emulsion that seals the pores in the asphalt surface.  As it dries it hardens to form a tough, protective “skin” that keeps your asphalt surface looking clean and new and resists deterioration from sun, rain, gasoline and chemicals.

Seal coating can be applied for a fraction of the cost of repairing or replacing an existing asphalt surface. Seal coating is an extremely economical way to safeguard your asphalt investment. Effective seal coating maintenance programs can extend the life of your asphalt and avoid costly repairs.

Catch Basins
Catch basins (or storm drains) are primarily used to collect water runoff and act as a junction for a storm drain system. They are constructed with a sump below the pipe invert. The sump collects sediment and debris entering the catch basin through the grate inlet. The collected material then needs to be removed so the basin functions properly and the debris does not enter or more importantly clog the pipe system.



When covered with a dark black sealant, pavement looks and wears like new. Parking lot seal  coating helps to project a positive image of the company, facility, or residential complex.

Slows oxidation and water penetration
Seal coating fills surface voids, which reduces exposure to oxygen and UV rays and reduces the depth to which oil or gas can penetrate the pavement.

Seal coating acts as a waterproofing agent, minimizing the rate at which water enters pavement. Without it, water can permeate more freely resulting in freeze/thaw expansion and contraction of the pavement.

Seal coating resists oil and gas spills
Gasoline dripping from a topped-off fuel tank during hot weather can soften and break down unsealed asphalt pavements. Coal tars used in sealcoat are impervious to gas and oil spills.

Asphalt seal coating is easier to clean and maintain
Sealcoats fill surface voids while coating the pavement surface. The resulting smooth and even texture makes the surface easier to maintain year-round. For example, snow is easier to remove from a smooth surface, and sweeping is far more effective on a smooth surface.

Seal coating increases pavement flexibility
Sealcoat brings a dark black color to the pavement. The blacker it is, the more heat a pavement draws from the sun.  And, the hotter it gets, the more pliable it becomes, which helps it to withstand traffic without cracking.

Asphalt seal coating is cost effective
The price of asphalt will always be affected by crude oil prices, which fluctuate when supplies vary. Seal coating preserves asphalt for pennies per square foot. TODAY’S OIL PRICES ARE OUT OF SIGHT!!!!
